On the day of the inspection, please allow about 30-45 minutes of time for me to evaluate everything before I go over the results with the client. This ensures that I can be focused and evaluate everything to the fullest extent without any distractions or interference.
I prefer to work alone until I have evaluated everything and am ready to summarize the findings. Clients do not need to be at the inspection when I start. (recommended arrival time is ~30 minutes after I start, if they are able to attend that is)
Why is this? - Homes and their systems are inherently complex. There are many interrelated components that are viewed at different times throughout the inspection. That is why it is important to let me see everything before going over my findings. Bottom line: I want to be as thorough as humanly possible, and having a shadow or too many distractions will take away from that.
